Hi, we're Phil and Lorraine, live in the West Country and thankfully found Your Property Club after a web search.

Firstly a bit about us. We have been looking for a method of supporting ourselves through retirement and have put a lot of time and energy into looking for the answer. I have been personally worrying about this for 20 years but it recently started to impact on my life causing lack of sleep and severe stress.

You see, I come from a long line of longevity and unless something catastrophic happens, can look forward to reaching my 90's. That's 40+ years from now and at least 25 of those will be retired with no income except my rather pathetic self employed pension (£2k per annum - which costs me 10% of my income) and the state benefit (if one exists then) plus I would like to retire at 60, not 65 (or till I drop, if the government has its way)

Unfortunately I never had the chance to benefit from a work related pension due to it not being available at my workplace coupled with long periods of self employment. Lorraine is in the same position pension-wise but in her case it's because she has been a Mum and recently returned to work.

My parents are in their 80's and well, comfortable and happy, due to both having benefited from a kinder "earnings related government backed pension" as they were both teachers retiring 20 years ago.

Lorraine's parents by contrast, were not so lucky. Yes they get pensions, but they can barely survive on them and seeing how they live would fill me with dread if it turned out to be the vision of our future also. I want to enjoy our retirement - not simply endure it.



About Your Property Club:



We are not complete strangers to the property game as we have renovated a few properties and made a bit of money, but it's hard, and everyone's doing it due to the plethora of "Get Rich Quick - all you need is a paintbrush" type programmes on the TV. Try securing a property at a decent price from auction now, if you can get into the auction room!

We went to a free evening seminar by a well known nationally advertised company promising untold wealth through building a Property Portfolio through them with no problems, so we went along and were blasted for 2 hours by slick salesmen whose job it was to get us to sign up to their "Training course" for several thousand pounds. After this nightmare we did some research on them through bulletin boards and comments of previously involved participants found all was not as rosy as we were led to believe.

We cut our ties with them and realised that although we were still very interested in building a property portfolio to provide for our retirement - this was such a serious subject it needed some serious investigation.

We thought we had missed the "property boom" boat, where anyone with a bit of money could make a killing - some did, but that's not true now. What you need now is a very planned and prudent approach, but crucially working with people who do this day in day out, know the right contacts can get the best deals and work out a strategy to maximise gains. It is still a great way of using "other peoples money" to fund your retirement or provide an income - and beats the heck out of pensions.

The first company I found on the Google search was in London. I did my due diligence on them and they seemed to check out so we made an appointment to meet. We were impressed with the professional yet friendly approach and as a result of watching "Neighbours" and "Home and Away" for years found that we could communicate with Brett and Simon almost straight away!

We had a very instructional, if not bizarre meeting (wax crayons and sheets of paper to illustrate points) where we were impressed that the emphasis was what WE would benefit by working together with them on building a portfolio - this was a refreshing change! We are not accountants and don't really understand the figures that well, but we were led by the hand and continue to be so. We were also not made to feel foolish when we didn't understand something and asked the same question for the umpteenth time.

We bought our first property in Manchester and even though it is 200 miles from where we live, it's fine because it is completely managed for us through YPC. It completed on 22nd Dec and we had out tenants move in 4 weeks later - sooner than predicted. Due to the "proof being in the pudding" we put a deposit on a property in South Woodford, London and that takes us to the "1-2 stop" part of the strategy.

Now is the time to get our financial regime in place by using their excellent Ezytrac software, making the whole process easier still, and preparing us the next 12 months, when we will be looking to continue property acquisition. Our goal is at least 10 properties and holding them for 7-10 years (or more if they are more useful for providing an income). All this at no cost to our lifestyle as we are using our domestic property equity - the extra interest being factored into the cashflow plan anyway.

Historically property doubles in value in 7-10 year cycles, and even though the market may drop from time to time this is compensated for if you stick it out. With the government learning a lot of lessons "boom and bust" are thankfully a thing of the past so with a lack of supply and increasing demand for housing stock, the signs are excellent.

As a young professional I would never have had the time or mobility to embark upon property investment without the support and management skills of the people at Your Property Club. Our circumstances were a bit different. I am Australian and Mike is English, we both have families here and there which has meant that our ideal lifestyle is to spend time in both countries. We first sat with Brett in March 2005 and discussed our needs. What can I say? After many years of dedicated work I realised my pension was in no way sufficient. Clearly I was left with a dilemma. Do I use my sole asset and risk everything for the chance to secure my future or stay in the safety of a home with no mortgage?

Well I am happy to say that after many long conversations with Brett I purchased my first buy to let property. I then got a taste for being an investor. When I first spoke to Brett in around March 2005 I had already spoken to a number of other Property Investment clubs who all informed me of a large registration fee and a yearly membership fee. I was not prepared to pay this because I was unaware of my return on that investment. YPC are very approachable people who work well together, each fulfilling their different functions and enjoying what they do. They are obviously confident that what they do will be beneficial for all concerned and pass that confidence to you.

Unlike other companies offering property deals who sell you their expertise, Brett and Simon are willing to pass on their knowledge of the property market and how to prosper from it freely. They're happy to spend literally hours in a friendly and informal way explaining the theories, (I would have been chewing the table if I'd been Simon) and going over your own personal situation, looking at ways for you to accomplish your goals. There's no need for pressure selling as your options become obvious. I've been impressed with their patience and particularly their thoroughness, making sure that everything is considered and all your concerns covered in detail.

Once you take the plunge and begin the buying process it's a relief to find that the figures they provide turn out to be pretty accurate. They do anything needed to aid your purchase from the solicitors and mortgage brokers to the managing agents and ongoing lettings. They make it all relatively simple.

It's not so much working with an impersonal company as buying property with friends who know how to do this. You learn a lot in the process. As such they carry on checking how your property purchases and finance are working out and advise at regular intervals to make sure that everything is constantly moving forward for you. You don't get left to deal with it all and can get as little or as much help as you need. It's encouraging to have the assurance of people behind you keeping you focused to reach your intended aspirations.

Three years ago we purchased two Buy to Let properties in our local area, which, luckily have been 100% let ever since. Having "got the bug" after about 12 months, we considered how we could drive forward our portfolio. However, when researching various discount property Companies, most wanted large "up-front" fees (one Company quoted £40,000) to help build a £1 million portfolio within 12 months.



We didn't like the idea of paying large up front fees, nor of developing a portfolio so quickly, or indeed of paying £2000 for attending seminars on how to build up a successful portfolio.



So, in carrying out some research on Property Clubs and discounted properties, we came across Brett's Company who could assist in our goals. However, there was something refreshingly different about Brett's philosophy. Instead of "the big sell", he was interested in developing the investor's knowledge of how to become successful in property development and management with tried and tested cash-flow techniques, but at the same time assisting in the development of emotional intelligence of becoming a professional buy to let investor.



Yes, Brett does want to sell his sourced Properties but in a structured way to enable clients to develop their portfolio gradually and more importantly "cash flowed" to reduce possible problems at a later stage. It was surprising for some one who wants to sell properties to you to be saying "buy maybe just one/two properties to start with then stop and let your emotional intelligence catch up and get to know the market before plunging in with many properties in a short space of time. Ask Questions and get to know the buy to let industry, so that you feel comfortable before moving on."



It was this philosophy that particularly helped us get over the barriers of investing away from our local area.



Brett has now further developed his business team but continues to offer the same informed advice, which we have used many times over the past 2 years and continue to do so.



Brett and Simon, together with their background team have assisted us develop a £1.4 million portfolio both here and in Spain and have assisted with any snags as they invariably crop up. However it is pleasing to note that both Brett and team members do buy in the same properties that, we the client invest in and this gives comfort that they also carried out their own due diligence before risking their own cash.



We have been delighted with the service that Brett, Simon and the team have given us over the past 2 years and will continue to work closely with them to both track and further develop our portfolio in the future.

Hi Brett -- I read your Book three times and found that I learned more on each occasion. It is well structured from the 1,2 stop strategy through the different stages to 7 - 10 and 7 x 10. The book is written in an east to read conversational style and I could hear your voice at times explaining the process of how to build a portfolio of property.

I particularly liked the explanation of how buy to let worked and impact that time has on the investment. The step by step explanation of the Mortgage process was an eye opener for me at a personnel level. The real difference for me compared to other "dusty tomes" is your recognition of the emotion around Property investment particularly for the novice and First timers into BTL. Its a strange almost alien concept to use Equity (Capital) to fund not just the Property purchase but also the mortgage and other costs via your 2 year cash flow rule. I must admit I struggle with this aspect of the BTL business..............but I hope to get over it!

Although I have purchased a Property in Florida I recognised the importance of the Sleep test. I was looking at purchasing a resale in the US but awoke on the morning of the decision day and decided that the deal was not right for me at the time. A really important point to make to people. Too many people rush in and then regret their decision later.

Your approach to building a portfolio is easy to follow and straight forward particularly the 5 and hold stage. I know from my own investment property that the amount of paperwork is very unexpected and the surprises that come along seem never ending at times. A really important point to make about the admin side of property. The other things like Tax advice, succession planning are equally important but I thought the advice about setting up the Bank account and the direct debits was one that probably most people forget. Again a really important point.

I feel that the real clincher for me was the 2 year cash flow rule so very obvious but as you rightly point out missed or deliberately ignored by novice investors who only calculate the purchase price of the Property. Another good piece of education and knowledge was the different stages that the housing market goes through and the reaction that an investor needs to have at different stages of the cycle. A real eye opener! I did not appreciate that it worked like that.

My only negative thought about he book are that in some isolated places you seemed to be split between education and advertising / plugging "Your Property Club". While I fully understand you ambition to grow your business I am not sure it was appropriate at times. It was more noticeable the first time I read the book and I was able to ignore it on subsequent reads. It might put some people off the book. But the important fact for me (and you) is that I knew more about building a Property Portfolio when I stopped reading and put the "book" down than when I started. A very credible attempt at writing a book about Property Portfolio building. Thank you for letting me read it.

I enjoyed reading Brett's book as I am interested in property and investing. The book is based on certain principles which have been tried and tested and hold true. The fundamentals of property investment are discussed alongside a step by step approach as to how to build up a property portfolio from scratch.


Brett has this ability to make everything appear simple and stress free. I think it's this ability which caught my eye and encouraged me to work with him. For some time I have wanted to invest in property but haven't known where to start. I mean - there are a myriad of companies out there how do you know which is the best?


Brett's strategy is great for all those cautious investors. The book will advise you take things slow don't get ahead of yourself. There is a focus on getting educated and developing your emotional intelligence. Buy two properties get them rented and wait six months before you make the next move. If you move too fast you may find yourself worrying yourself sick and having sleepless nights. It's just not worth it.


There is an emphasis on lifestyle. Brett wants people's lifestyles to be enhanced by property investment. Part of building a property portfolio with Brett is looking at your life and working through what is good about it and what needs to change. If your lifestyle is not improved by property investment you have to ask yourself are you stretching yourself too much? Do you understand the fundamentals?


Brett's book is an introduction to property investment. I have learnt a lot from reading it. I look forward to building my portfolio with the help of Brett and his gang. They are always patient and happy to help. I love going to visit them I always feel a tad happier about life when I walk out of their offices.

I consider myself to be a novice in the world of property investment. Like many others in the UK, I own my own property and have done pretty well in terms of capital growth, but have yet to take the plunge and purchase an investment property.



With that in mind, the opportunity to gain a real understanding of how to take the next step was one I was keen to do and Set & Forget represents as good a start as any in beginning the journey from homeowner to property investor.
Brett Wood's approach goes against many of today's buy-to-let commentators who consider property management a key part of the process. Wood takes a different approach, arguing that we should focus on the investment side of property and leave the management to the experts. So if you're expecting advice on the landlord aspects of buy to let investing, this book might not be for you.



What it does however do, through the use of a series of strategies is to lay out a road-map to building a portfolio of property from 0-10 in a well structured and easy to understand manner. Now don't think it's an easy journey. It's clearly something that you'll need to invest both time and money in to achieve success.



What Wood does is to use his experience in building his own portfolio and that of others as a guide to helping others.
It's clear that one of the keys to success is getting organised and this area is given a lot of attention. All the aspects that the successful investor needs to understand are covered, from finance, mortgages, brokers, taxation through to capital gains and taxation liability. The creative aspects of financing a portfolio with the minimum capital are also shown and this serves to create a thorough set of references that can be referred to time and again.



Are there some things I would change? Of course there are. Brett Wood focuses on the importance of ensuring that any investment you make provides you with a property that is "tenantable" and do that you need to do your homework - or "due diligence" to give it its correct term. Given this, I found the chapter that addressed this issue a little superficial.


Set & Forget to its credit includes a comprehensive check list of things to look out when investing but I was hoping for more. Should I start with a studio or one bed and grow into a 3 bed or stick with the standard 2 bed approach? Apartment or house? Should I consider a ground floor flat and how much does location within a block impact the ability to rent it out?


There are some simple worked examples in the book that are used to explain some of the theories that Wood puts forward as these are used to good effect. I would have loved to have seen some more detailed stories though about people have used the various strategies to grow their portfolio and I'm sure it would act as an inspiration to those who are just starting out.


Throughout the book, Wood makes reference to his company YPC. You could argue that he's very upfront about this and it's clear that one of his motivating factors for writing the book is to drive the growth of this business. Fair enough I suppose and better that this is done in an upfront way, I would have just preferred a few less mentions along the way. Overall though, I have to say it's a very worthwhile read. The strategies are set out in a clear and concise manner and whilst you'll need to a reasonable grasp of numbers and basic finance, given the subject matter that's being dealt with I found it informative without being overbearing.


Terms which are commonly banded around in the media and websites are defined and explained in a straightforward way. The pros and cons are laid out, allowing the reader to make an informed judgement about making an investment. Brett Wood is clearly passionate about property and gives you many of the tools needed to become successful. Ultimately though, he leaves it to the reader to make the final decision.

The time had come! I'd cracked the fifty mark (plus a few) and I was looking at where I was going to be in ten years time... ahhh, retirement, it can't come soon enough!
A review of my numerous small pensions revealed that on payout I might have enough to buy a daily paper and a couple of pints of milk, but that was about it. What to do? Obviously, something rather than nothing!



I'd always thought of property as the way forward, so I started searching the net and came across the Your Property Club (YPC) website... hmmmmm, it seemed reasonable enough. Okay. Take it a step further, meet the guys and have a chat.



My wife, Carole, and I met Roy, Simon and Brett (and, indeed, the rest of the entire cast) one cold morning last February and we were instantly bowled over by their high tech approach of coloured pencils and scrap paper. Shades of Primary 6, perhaps! No Powerpoint presentations or fancy spreadsheets for these guys, just common sense and good humour!



What they said was practical and achievable, but how good were they going to be at delivering the goods? Still unsure as to whether we had stumbled upon a real find, or just an Aussie / Kiwi job creation scheme, we decided to give it a go, but....... there was one small problem. No cash!



We have an apartment in Cyprus, which had swallowed up all of our working capital, so we needed to liberate the equity and bring it safely back to the UK to put the boys (and girls) of YPC to the test. It's taken us five months, loads of e-mails, dozens of phone calls and a couple of hefty fees, but we've done it. Thanks to the services of a good bloke in Nicosia, we've secured an interest only mortgage in Cyprus, and our money is now safely nestling in it's rightful place.........our bank account in the UK. But not for long.



Since that fateful meeting last February the guys at YPC have help us secure two properties, with another one currently in the pipeline. They have done all of the hard work. Sourcing the property, negotiating the deals, nominating the solicitors and mortgage brokers, finding the letting agents, all the due diligence reporting, etc, etc and, I have to say, for us, the whole process has been relatively painless.



When you are busy trying to earn a living and just keep your head above the water, the volume of work that they do on your behalf takes so much of the stress out of the property buying process. And, of course, it's all free!......Whoops, sorry that was a typo, Brett! (Just wishful thinking on my behalf.)



No, it's not for free, but these guys do this for a living, and my view (hopefully, not an unreasonable one) is that if someone does a good job for you, they deserve to get paid for that service and, believe me, these guys do a good job!

Our experience with your property club is one of trust and friendship. We are just about to sign for our second property thru Your Property Club. What is so different to most property clubs is the education. It’s all free. In a nutshell this team is a very professional helpful unit to we highly recommend to anyone who is interested in investing in property.



If you are unsure, what we would strongly recommend is to go and meet them in person. You will find them very welcoming. They know what they’re talking about and everything is there to see. Not only do they source property for you, they will stay with you all the way, from buying all the way through to renting it out.

I have been investing in rental property since 2002 and I have also been a member of the expensive fees, seminar based type of property club. When I first spoke to Mark at YPC I was very pleased to find that here was a team who I could meet and talk with and who would help me develop my property portfolio. We did not comment after our first property had completed. So now that we have just completed on our second property it has become a necessity to do so. We have to say that in both cases everything went fairly smoothly and for the best part kind of 'ran in the background', which is undoubtedly due to an amazing team at YPC office. The whole process was certainly no more painful than purchasing your own residential property. Probably much easier as one is not actually moving house. To say that everthing went swimmingly though would not be true. This emotional thing does kick in if you like it or not and if there are two of you then one partner needs to have the ability to stay cool. To top it all, this crazy 'credit crunch' and everything which connects to it and with it, mainly the hype that was and still is created was enough to drive us potty. Here we are, we've come through it all.
