We approach our property sourcing in 2 definite ways.

The first sees us working with many of the largest property marketing and sales agents in the country. This provides us access to many of the largest developers and most prestigious developments in the country.

The second is using the many relationships that we have developed with the smaller builders around the country that give us smaller, more boutique developments.

Working with both these sources and then using our in-house team to continue, and to check the initial due diligence means that we can be certain of the best deals available.

89 Point Checklist on every development.
The key to our internal due diligence is our 89 Point Due Diligence Checklist. Every development we market will have a simple document with 89 questions that have been answered. The checklist starts off with 15 very specific questions which must be answered before we will even continue looking into the development. It then has a further 89 points. Check out an example of the Due Diligence Checklist.

Once we are comfortable that everything about this development "stacks up" we will then provide you with the worksheet which will provide the other side of the deal - The numbers.

Realistic cashflows with our interactive worksheet.
Rather than show you a cashflow with the best rent possible, the lowest mortgage rate and the lowest purchase costs we give you realistic figures which you can either increase or decrease.
